Not exactly true, but you get the point
I’ve been involved with financing apartment properties for over 25 years, but about 10 years ago I started investing in multifamily properties as an owner. Over that time my partners and I have been successful, as have most investors in multifamily properties.
Multifamily properties have had an unusually good run over the last 10 years. Demographic trends and the effects of the great recession have helped push rents and values. Fortunately, the demographic trends continue and while its harder to find good deals today, it’s still possible. Smart purchases along with good property management and careful capital allocation have allowed my investments to provide strong returns to me and my investors.
As an investor I generally look at stabilized apartments properties that I think can bring investors a stable return over the long term. I typically invest in B and C quality apartments that rent to renters by need, not choice. I typically do not look for high growth markets, but secondary and tertiary markets where there is limited competition and stable rent trends. Investments are typically offered in $25,000 or $50,000 increments, but depending on availability larger investments are welcomed and encouraged.
